Creating a 5-star experience for your guests is the key to getting more repeat bookings and recommendations. The short-term rental market is very competitive, but there are little things you can put in place to stand out and gain more stellar guest reviews.

On Vrbo and Airbnb, reviews are everything, so if you want to build an excellent host reputation, here are some things you can do. 

Clear Communication 

From the moment a potential guest sends you a message to the moment they set foot on your property, your communication should be top-notch! Let the guests know what to expect when they are expected to arrive, where the important things are kept, and any other information they need to make their stay on your property memorable. Also, send check-in messages during their stay to know if everything is fine. 

Add your Personal Touch  

Simple gestures like welcome notes, leaving your favorite scented candles, or a local treat can set the tone for a great stay. These little things create the impression that you are a thoughtful host who prioritizes the comfort of your guests. 

If your guests mentioned that they are booking the property to celebrate a special occasion, you could leave a bottle of wine or acknowledge it via a message to show a high level of thoughtfulness. 

Plan for the Needs of Your Guests 

Being a great host means anticipating the needs of your guests even before they arise. You can do this by stocking up extra supplies like toilet paper and leaving out extra pillows or specifying where they are located. 

Have a backup plan for when any problem occurs, for instance, if the WiFi stops working, or the heater develops issues, you should have plans in place for a swift resolution should any problems occur. 

Memorable Check Outs  

When your guests are checking out make sure to check on them before they leave and send thank you messages. This ensures that they leave in high spirits and a good memory of their stay.

Why Should Car Rental Hosts Record Mileage?

Keeping records of mileage is an important part of maximizing your tax savings as a P2P car rental host. By keeping accurate records of your mileage, you can effectively reduce your taxable income and save money on your taxes.

You can decide to deduct either your actual expenses (fuel, repairs, maintenance, and depreciation) or your standard mileage rate, which is a set amount for each business mile driven. As of January 2024, the standard mileage rate for business use of a vehicle is $0.67 per mile and for 2025 is $0.70 per mile, $0.33 of that rate is depreciable rate that can be claim be the business taxpayer.

Note that the IRS expects car rental hosts to keep a log of all the miles you drive for business purposes. This includes the date, destination, purpose of the trip, and starting and ending odometer readings.
